The building was designed to achieve industry best practice in sustainable design and achieved an A rated Energy Performance Certificate and a BREEAM Very Good rating. The proximity of the building to Heathrow Airport imposed onerous acoustic performance targets which significantly influenced the design of the building and building services to enable it to achieve acceptable internal acoustic performance within the office space. This included specific acoustic treatment to the building fabric and services penetrations to ensure compliance. As the appointed Design and Build main contractor; Howard Russell Construction appointed Clark Degnan to provide MEP Contractor detailed design from RIBA Stage 4 onwards. Clark Degnan were also appointed by the main contractor to provide regular site visits in their role as BREEAM Accredited Professional to help facilitate the Construction Stage BREEAM assessment gathering and achieve additional credits under the BREEAM assessment.
